Landlord won’t fix a/c unit because it’s due to ants?

Lease says I’m responsible for my own pest control. My a/c has been messed up before because somehow the ants are getting into a hose or something in the outside unit. He’s called repair men twice and paid for it to be fixed, but this time he says he won’t because if it’s ants again, it my fault. But I DID do pest control – I sprayed around the unit and have used ant granules in the yard around the unit. So, is there anything I can do, or am I now responsible for paying for pest control and a/c repairs?

Yes, you will be responsible for the cosst of repair to the AC unit if ants caused the problem again.

Yes, you are now responsible for the repair – unless its something not caused by insect infestation – but you won’t know that until you get a reliable technician to explain what the problem is and if your neglect or a previous repair has caused the malfunction.

It being caused by ants is completely immaterial. Unless you live in AZ AC is not legally required to be included or working. Unless you live in AZ, he is not legally required to fix it at all no matter what caused it to break down.

I’d write him a letter and say your intent was to be responsible for insects inside the house not outside and you believe the AC has a defect that allows the ants to make it nonfunctional then file a small claims court claim. If there is a judgement against him it will destroy his credit rating that’s why landlords are deathly afraid of small claims court.

Unless you are in one of a very few counties in Arizona, AC is not a necessity and he doesn’t have to fix it at all, unless your lease guarantees working AC.
