If I win in small court in California, does my apartment manager have to pay in 1 payment?

My manager violated my rights as a tenant by sending a pest control man inside my apartment without any notice and he stole my wallet while I wasn’t home.
If I win in small court, will my apartment manager have to pay me in 1 payment or could I end up not getting only $20 a month?

If he convinces the court that he can only pay $20 a month (being an apartment manager does not pay much, in many cases, use of an apartment to live in is the main benefit), that is all you’ll get. If you think that may be an issue, you will need to document that he can pay more.

Usually the apartment manager works for a larger company if you take them to court then the on site manager and the management company will be named in the suit. If you win then the management company will write you a check for the judgement. I’m surprised because when pest control enters the premises the manager or maintenance man is supposed to accompany the pest control from apt to apt letting them in, they are never given a master key to enter alone for that very reason. Why aren’t you including the Pest Control company in the suit? They carry general liability insurance.
Now if this is an individual apt manager and he can only afford to pay you $20.00 / month then that’s all you are going to get.

If you win, which I doubt, you will only be awarded a judgment. It’s up to you to collect on the judgment.
